  • Evaluate Exposure — We comprehensively analyze an existing property’s risk profile relative to replacement value, business interruption, catastrophic risk and third-party liability risk. For development deals, our analysis also contemplates construction defect and builder’s risk exposure.
  • Design Broad Insurance Protection — Armed with our analysis, we design a comprehensive insurance strategy for the asset and work on the client’s behalf to ensure the strategy is implemented on a cost-effective basis by the client’s or borrower’s insurance brokers.
  • Highlight Environmental Risk — We leverage the in-depth expertise of the Sterling Environmental Services group to protect assets and your business from environmental risks.
  • Analyze Contracts — For existing assets, we evaluate and provide suggested modifications to the insurance requirements in loan documents, operating agreements and contracts with property managers, leasing agents and tenants to maximize insurance protection. For development deals, we will comment on the contracts with the general contractor and design professionals to help ensure the broadest protection for the developer.
  • Evaluate Third-Party Insurance Policies and Certificates — We analyze the insurance provided by property managers, leasing agents, general contractors, design professionals, tenants and other third-parties to gauge compliance with the contractual insurance requirements.

  • An Asset’s Ongoing Risk Profile — During the life of your asset or loan term, risks and exposure can change. SterlingRisk continually evaluates the asset’s property, liability and environmental exposures and also works with the client or borrower’s insurance brokers to ensure necessary changes are made to the insurance structure.
  • Third-Party Coverage — We track the insurance provided by third parties (property managers, leasing agents, contractors, design professionals, vendors and tenants) to measure ongoing compliance with contractual insurance requirements.
  • Environmental Exposure — We leverage the in-depth expertise of the Sterling Environmental Services group to protect your business from environmental risks.
  • Construction Risk — Working with your in-house team, our advisors collaborate with SterlingRisk’s Construction Services group to evaluate the scope of work and related costs, as well as review the coverage of your contractor and architect. We also obtain, review and track contractor and vendor certificates of insurance.
  • Lender Requirements — We evaluate loan agreements for insurance requirements and either issue or obtain certificates the lender requires.
  • Special Purpose Entity (SPE) Exposure — We evaluate operating and lease agreements, recommend insurance program structures and obtain, review and track needed insurance certificates to effectively transfer risk.
